International Airport
It is 1 hour and 15 minutes from San Jose International Airport.

The hotel has not been promoted, and in this location and being beachfront, can do extremely well.  The restaurant does very well week after week and is very popular.

Market opportunity
This is truly a multiple market location.  Manuel Antonio is the most visited place in all Costa Rica, and all the traffic passes this Hotel, 35 minutes before you get there.  The Quepos Pez Vela Marina is also en route and only 30 minutes.  Jaco beach for nightlife is only 15 minutes away and the other Marina at Herradura is another 10 minutes from Jaco.
The family market is very large for this type of location and as well the surfers.

Expansion area
There is ample room to expand. Depending on the configuration and system, at least 15 rooms could be added

What is missing
The hotel needs some cosmetics work to attract a higher paying client and to improve nightly rates.  This is a great beachfront location and should be this manner.  It is not being marketed in the normal Hotel marketing fashion and can do extremely well is this is put into place.

There is nothing anywhere near this price range right on the beach with this many rooms and owner residence.  More, the restaurant and bar business does well enough to kick start the business for someone wishing to take advantage of this great place and upgrade it.
